Terms and Conditions- Montly rentals

A simple rental agreement, signed by both parties will be required for rentals of 1 month or longer, to be signed at the time of the reservation.

1. 50% of one month’s rent is due at the time of booking in order to confirm the reservation.
2. Payment should be made by direct bank transfer. If made by credit card, the cc commission of     4% must be covered by the renter and will be added to the total.
3. Balance of 1st month’s rent is due before or upon arrival. Cash, euro traveler’s checks, or a bank transfer (must be received before arrival) are preferred, but credit cards are also accepted, with same cr.cd. surcharge.
4. A refundable security deposit of 50% of 1 month’s rent is due on or before arrival. This will be held until termination of tenancy. If the apt. is left in good order, no outstanding monies due, damage incurred or extraordinary cleaning necessary, deposit will be returned within 14 days of departure.
5. All apartments are in quiet neighborhoods, in residential buildings, guests are asked to respect the property and the neighbours. Loud/late partying is not permitted.
6. Inviting a couple of friends over during your stay is acceptable. Throwing a party, or hosting an event in the apartment is strictly prohibited unless specifically agreed upon, in advance, by Pied a Terre Properties.
7. Tenancy may be extended if the apartment is available and Pied a Terre Properties agrees to the extension.
8. Smoking (of any kind) is strictly forbidden inside all of the apartments. If you smoke in the outside areas belonging to the apartment, all traces must be cleaned up and disposed of.
There will be a E 250 fine if traces of smoking are found in the apartment or the outside areas.

Included in the price are:
- 6% VAT
- all taxes, towels and bed linen;
- internet usage  (ADSL internet is available in all apartments);
- bi-weekly cleaning unless otherwise agreed upon.
- utilities (water, gas and electricity, cable television,etc.);
- all amenities in the apartment as mentioned on the website.

Excluded from the price are:
- 5% Tourist Tax (will be added to the balance and due upon arrival)
- A fixed-line telephone is available in all apartments.  Please let us know if you would like it connected. There is a €15 fee for connecting the phone line;
- actual phone usage is charged on a per-call-basis
- extra cleaning during your stay (€50.-per)
- use of car service

Arrival and departure

To be discussed. Entry and departure times depend on whether or not the apartment has been occupied the night prior to arrival or will be occupied the day of departure.
However, parties wishing arrive before 10:00 am or after 9:00 pm will incur an additional charge of €40.-(payable in cash when you arrive).

 If you would like to be certain that you can check in early or check out late, reserving an extra night is advisable.

 Cancellation policy

- Full payment of 1 month’s rent is due if cancelled within 4 weeks of arrival.

- 50% of rental payment (your deposit) is due if cancelled 4-6 weeks of arrival.

- 25% of rental payment (50% of your deposit) is due if cancelled before 6 weeks from arrival


*In cases of credit card refunds, 4% transaction charge will be deducted from the refund to cover the cr.cd. charges incurred by Pied a Terre Properties to process the refund.

If the payment is made by bank transfer, all transfer costs incurred by Pied a Terre Properties will be deducted from the refund before sending.

Please understand that most cases of cancellation are made due to personal or family emergencies. Although we are very sympathetic, the policy does apply to all in-coming guests. Please do not ask to be exempted from this cancellation policy.

Partial cancellation:
If you shorten your stay after booking, making the rental period less than 1 month, higher weekly prices will apply.
No refund for a shortened stay, once you’ve arrived.

We advise you take out cancellation insurance, if you think you may have to cancel your trip.
